Criteria to have when investing in real estate

Income

You must be able to provide either 2 years of W2 income statement with tax returns or self employed with tax returns.

Access to Capital

You must have access to capital. There are creative ways for this but the cost is at higher interest rate. This will help with your down payment, title/closing costs, and any rehabs you might be implementing.

Debt to Income

Lenders generally prefer to see a total debt to income ratio of 36%, but may go as high as 50%, depending on a borrower’s credit score, down payment, and the loan program being used.

No Bankruptcy

Having a clean financial history is key for a good rate. It's not that lenders won't lend to those that have a history of financial challenges, the rates will cut into your cash flow! 7 years or more without a bankruptcy is ideal.
